Caretaker

We have contracted with a company called Húsvaktin to provide us with a caretaker who handles all maintenance for the property and works to make sure everything is in working order. All maintenance requests need to be sent to umsjon@husvaktin.is. The caretaker should be here every Wednesday for two hours each week.

In case of a maintenance emergency, you can phone 547-6088 between 0800 and 1700 on normal business days. Outside of that, there is an emergency number of 537-6019. Just calling that number carries a 15K ISK charge, so make sure this emergency can’t wait until morning before calling. If there is a maintenance emergency inside your own unit, you are welcome to use the same number, and the charge will be charged to your unit.

If you need help with maintenance tasks in your unit, you can hire him at a reduced rate of ten thousand króna per hour, billed in 15-minute increments. You won’t have to pay for travel time as long as you can schedule it to occur while he’s on-site.

If you need to get your garage opener programmed for our door, the caretaker can do that for you. He can also sell you a new one if needed, and it will be delivered to your mailbox, fully programmed and ready to use. Contact him for details.

Garage Door

Lokaval ehf lokaval@lokaval.is 898 3230 maintains the garage door. If there is an issue with the door, they need to be notified. The control station has an opener release that allows you to open the door even if the opener isn’t functioning.

Garage door openers must be Tousek brand openers; otherwise, they won’t work. You can buy new ones from Vélar og Verkfæri, dba Lykillausnir (https://lykillausnir.is/) or from the caretaker.

Here is the instruction manual for programming the remote. Anyone with a functioning remote can do this; no special remote is needed. Unfortunately, this is only in Icelandic.

K. Þorsteinsson & Co. handles our house keys. If you need to have a key to your unit made, you need to go through them, and you need to be the registered owner of your unit. They are located in Skútuvogi 10 E, and their phone is 416 0800, their email is kth@kth.is and web site is http://www.kth.is/. Last we know, they charged 2000 kr per key.
